ooh…that's the saddest fact of progress nowadays, people are forgetting the true blue traditions that we use to have on those bygone days…

they would face more of the modernity but fades easily , rather than the classic from which lasts for years and years and years,

that is what happening right now in the philippines today just like mention they are diminishing, they say baduy daw ang harana,mano po etc.

but in the reality,…those long forgotten traditions are the ways of shaping the filipino culture in the world,

some countries value there traditions quite highly!, just look at japan, italy, thailand, france,germany! etc. etc.

they can wear, kimonos, be naked in public, dance the khon, or eat pretzels, anyway they can because they are not that judgemental!

so unlike in the philippines,…ke-magsuot ka ng barong o barot saya sa kalye tabi-tabe, bibiruin ka pang BUMANGON ANG PATAY", "NAG-BA BARRIO FIESTA KAHIT HINDI NAMAN FIESTA"

You usually "po" when you want to show needed respect most especially when you are speaking to someone older than you.
For example, "Pasensya na po kayo!" "Hindi ko po alam!" "Bahala na po kayo!". However, when you use "po" to someone younger than you, it could sometimes means sarcastic words. For example, if you say to someone younger than you, even sometimes to your marriage mate, it sometimes shows disgust or sarcastic meaning.. "Hindi ko na po uulitin! Ganun po ba? at iba pa. So, always be very careful. Sometimes, you want to sound polite, but you know that you are someones feeling, or funny!

The majority of those ads are at best misleading and at worst outright scams. There are very few today that are assumable by a buyer. Even if it is assumable, you would still have to be approved by the lender as if you were applying for a new loan.

Some people will attempt to sell their home and have the buyer "take over" the payments. In most cases, this is in violation of the agreement–most loans have a "due on sale" clause that would require the loan be paid off. If the lender finds out, it could declare the loan in default and accelerate the payments. If the loan paid off, then the lender would foreclose.

You could do one of these deals but be aware you are in violation of the loan. However, if you later default, its not on your credit–it is still the credit of the original borrower.

Be very careful if you try to do one of these deals.

Some of them are legitimate offers but you are better off getting your own financing. Chances are if someone wants you to take over their payments its because they either have a crappy loan (like an adjustable rate or sub-prime loan) or its because they owe more than its and they want to dump their negative equity on you.

You are better off just getting your own loan with good terms (fixed rate, no prepayment penalty, etc) and pay for a that is free and clear of bank liens etc. You can still get a good deal and you taking over someone elses problem.

If you want it done cheaply, but in a high quality way contact your local high school (one that has a fairly good department) and see if you can contract one of their AP Studio students to do it. A student doing well in AP Studio is likely very talented and will not charge much, but do a very good job. (Most AP students are going to school as this is a college credit course.)
